Tapestry on the Hudson to be Honored for Excellence in Historic Preservation

ALBANY, NY (05/04/2018) (readMedia)-- The Preservation League of New York State has selected Tapestry on the Hudson to receive an award for Excellence in Historic Preservation.

The League's statewide awards program honors notable achievements in retaining, promoting and reusing New York State's irreplaceable architectural heritage.

"It gives us great pride to see one of the Preservation League's 2014 Industrial Heritage Reuse Project study sites live up to – and exceed – expectations," said Jay DiLorenzo, President of the Preservation League. "This exemplary development provides 67 desirable one-and two-bedroom apartments and sets a high bar for sustainability, all while preserving and highlighting the building's history. Coordinated public-private funding and state and local tax credits have breathed new life into a long-darkened building, which now serves as a catalyst and draws investment to the neighborhood. This former shirt collar factory now embraces the future of Troy, providing quality housing, access to fresh local food, and a restored seawall on the Hudson River."

The development team included The Community Builders, Inc. (Owner/Developer); Dave Sadowksy, Architect, P.C. of Petersburg; and U. W. Marx, Inc. of Troy. Community partners included Unity House; Capital Roots; and Massive Mesh, all of Troy.

Significant project assistance was provided by New York State Homes and Community Renewal; New York State Office of Temporary and Disability Assistance; Community Preservation Corporation; and New York State Energy Research and Development Authority. The development utilized Federal Low-Income Housing Tax Credits and Federal and State Historic Tax Credits.

The Wilbur, Campbell, Stephens and Company Factory was built in Troy in 1899, and was one of dozens of collar and cuff factories that lined River Street. As textile jobs dried up in Troy, and across the country, the family-owned Mooradian Furniture Company occupied the building from 1972 to 2006.

RuthAnne Visnauskas, Commissioner of New York State Homes and Community Renewal said, "Governor Cuomo understands that we can use preservation as a tool to reinvest in our cities, towns and neighborhoods. By repurposing historic buildings into affordable housing, we are creating opportunities for New Yorkers while maintaining the character and cultural identity of neighborhoods, and bringing new vitality to local economies. Congratulations to all the awardees."

"The Community Builders is committed to preserving and redeveloping high-quality, sustainable apartment homes for families of all incomes. Over the last 17 years, we have preserved or constructed 600 apartments in New York State."

The awards will be presented at the Preservation League's Awards Ceremony in New York City at 6:00 p.m. on Wednesday, May 9th at the historic New York Yacht Club, 37 West 44th Street.

The complete list of award winners is: Poughkeepsie Underwear Factory, Poughkeepsie; Richardson Olmsted Campus, Buffalo; Hotel Saranac, Saranac Lake; Sibley Square, Rochester; R.E. Dietz Lantern Factory, Syracuse; John Jermain Memorial Library, Sag Harbor; Tapestry on the Hudson, Troy. The New York Botanical Garden will be honored for Organizational Excellence.

Many of the 2018 award winners provide valuable examples for others by incorporating energy efficiency techniques, adaptive reuse strategies and use of Federal and State Historic Tax Credits," said DiLorenzo. "Each year, we are impressed by the number and variety of laudable nominations, and this year was no exception. We are delighted to celebrate Tapestry on the Hudson, and to commend all members of the project team for their leadership and vision."
