ALBANY, NY (05/21/2026) (readMedia)-- Today, the New York State Senate and Assembly passed the J-51 Tax Abatement Extension in the Budget. In response, Priya Mulgaonkar, Director of the Green Co-op Council, issued the following statement:
We're thrilled that the NYS Senate and Assembly passed the J-51 Green Retrofit Tax Break in the first budget bill. This expanded housing affordability program will help over 2,000 co-op and condo buildings representing over 300,000 families save money on urgent repairs and green building upgrades. With the 10-year extension, an increased eligibility threshold that keeps up with inflation, and up to 100% coverage of certified costs, this renewed J-51 program will enable more co-ops to invest in upgrades to improve their homes while reducing pollution for the whole state. The clock is ticking, as the current J-51 is set to expire at the end of June. We're now looking to the Governor to ensure this program is included in the final budget.
