WATERVLIET, NY (04/09/2013)(readMedia)-- After several meetings between Nigro Companies and representatives of the Citizens for St. Patrick's and weeks of good faith evaluation of their proposal to incorporate the façade of the former church into a repositioned supermarket and site plan, Nigro Companies has come to the conclusion that the engineering, architectural, operational and economic components of this proposal, including a sizeable reduction in the size of the new building, would compromise the project to an unacceptable level. It is therefore not feasible.
Specifically, the reduced size of the building would prevent the supermarket from providing the level of service and variety of food offerings necessary to make this store successful. This reduction in size of the supermarket denies or prohibitively limits the expansion being sought by our client, which is the basis of their desire to relocate. In addition, the proposal also presents serious safety concerns regarding the structural integrity of the 137-foot tower and, from the developer's perspective, the significant costs associated with such a building design would make the investment unaffordable and financially unrealistic. We are also concerned that the repositioning of the building compromises pedestrian and vehicular traffic safety on and around the site.
Accordingly, while we are sympathetic to the desires of the Citizens for St. Patrick's and were willing to put the time, effort and money into evaluating this plan, we do not believe this proposal represents an attainable solution. We will therefore continue on with our comprehensive plan as approved by the City Council and other municipal entities. We thank the Citizens for St. Patrick's for their interest.
